Rules and Regulations for Our Luxury Holiday Homes

Please read these terms and conditions carefully before making a reservation. By booking with BEST HOSTER, you agree to comply with all the terms outlined below.

Important Notice: Each resort has specific rules and regulations in addition to these general terms. Please visit the individual resort page to review property-specific conditions before booking.

Payment and Financial Terms

  • A minimum 50% deposit of the total booking value is required to confirm any reservation.
  • Bookings cannot be confirmed without payment.
  • The remaining balance (if any) must be paid on the day of check-in before accessing the resort.
  • We accept cash and bank transfers only for balance payments.
  • All reservations are non-refundable without exception.
  • Date changes may be possible with at least 48 hours notice, subject to availability and change fees.

Check-in and Property Inspection

  • Guests must inform staff 20 minutes before arrival. Failure to do so may result in waiting outside.
  • Provide accurate arrival time. If you provide incorrect timing, staff will wait only 10 minutes past the scheduled time before leaving to attend to other duties.
  • You must thoroughly inspect the property upon arrival and report any pre-existing damages within 1 hour of check-in.
  • Any damages reported after 1 hour will be considered caused by the guest and appropriate charges will apply.
  • Request a property tour from our staff upon arrival to familiarize yourself with the facilities.

Security Deposit

  • A security deposit is mandatory for all guests and is payable with the remaining balance.
  • The deposit will be refunded on the day of check-out after verifying the property's condition and absence of damages.
  • Deductions may be made from the deposit for:
    • Property damages beyond normal wear and tear
    • Extra cleaning required due to excessive mess
    • Violation of no-smoking policy (300 AED fine)
    • Late check-out penalties
    • Missing or broken items
  • If damages exceed the security deposit amount, guests will be liable for additional costs.

Prohibited Activities

  • Lighting fires in non-designated areas is strictly prohibited.
  • Never leave children unattended in or around swimming pools.
  • Smoking inside rooms is not permitted. A fine of 300 AED will be charged for violations.
  • Do not discard cigarette butts on the ground. Use designated ashtrays.
  • All violations will result in penalties and possible legal action.

Check-out Policy

  • Check-out must occur on time. Any delay will result in penalties.
  • If check-out delay causes inconvenience to incoming guests, appropriate charges will apply.
  • Damage caused by late check-out will be assessed and deducted from the security deposit, with additional charges if necessary.
  • Please respect that other guests may be arriving after your stay, and cleaning companies need adequate time to prepare the property.

Property and Environment

  • In resorts with fruit trees, picking fruits is prohibited without prior notification or request from staff.
  • Breaking tree branches is strictly forbidden.
  • Parties and events must be reported in advance for approval.
  • Respect the natural environment and avoid disturbing wildlife.

Liability Disclaimer

  • We are not responsible for natural disasters or acts of God.
  • We are not liable for power outages beyond our control.
  • We are not responsible for incidents resulting from guest misuse of facilities.
  • We are not liable for drowning incidents or fatalities during your stay.
  • Guests use all facilities at their own risk and are responsible for their safety and the safety of their companions.

Liability Waiver

  • A liability waiver form will be sent to you one day before your arrival.
  • This form must be signed and returned to our staff before check-in.
  • Our staff reserves the right to deny entry if the waiver is not signed and returned.
  • By signing the waiver, you acknowledge understanding and acceptance of all terms and conditions.

General Responsibilities

  • Guests are responsible for the property during their stay and must treat it with care.
  • Report any malfunctions or issues to staff immediately.
  • Follow all safety instructions provided by staff.
  • Respect noise regulations, especially during nighttime hours.
  • Dispose of trash properly in designated containers.
  • Conserve water and electricity where possible.

Violations and Penalties

  • Violation of any terms may result in immediate eviction without refund.
  • Guests will be charged for all damages, repairs, and extra cleaning required.
  • Serious violations may result in legal action.
  • We reserve the right to refuse service to anyone who violates our terms or disrupts other guests.

Resort-Specific Terms: Each of our resorts has additional specific rules and regulations that complement these general terms. These may include specific check-in/check-out times, capacity limits, amenity usage rules, and other property-specific requirements.
